Any Suggestions For Covering A Damp Patch Before We Sell Our House Without Painting A Whole Wall?!?
We had a leak in our loft, which is now fixed, but it’s left a large damp stain on the wall and ceiling. We’re in the process of selling our house but it’s currently hidden by a wardrobeso no-one’s noticed it yet! It’s easy to paint over the stain on the ceiling because it’s white, but I can’t find paint to match the wall (a mauve/blue colour). I don’t really want to re-paint the whole wall, because the buyers/surveyors will start asking questions – even if the colour is similar, I’m thinking the paint smell will give it away. The leak was fixed a long time ago now, so we’re not selling under false pretences – I just know that if people hear the word ‘damp’ they run a mile, and I don’t want to lose our buyers! Any suggestions?

As a buyer, I would be more worried about a room in which one wall had been recently painted for no reason than I would about a fully-disclosed, and now repaired, leak.
Leave it alone. If your buyers have a home inspection, they may find the water mark, but they will also know it has been fixed. You should of repainted the wall before you ever listed your property. If a buyer does find the mark, they may wonder what else you have not told them, and that will scare them off too!!
Do nothing or at least say we had a leak a long time ago which has been repaired and I haven’t painted over it. It is better to let them know than when there moving in find it.
It would be best to re-paint over the spot… the smell goes away in a few days, week tops. I see the problem with not being able to find the same color again. If you do leave it alone then don’t say DAMP spot, that sounds like it is currently wet and you are right a buyer WILL run a mile. If you don’t wanna get the matching paint (if you can) and you don’t want to repaint the wall then leave it. If someone is interested and has placed a bid on your house and you have accepted and then they have the inspector come and he sees it THEN you can say “yes we had a leak a long time ago and it was fixed, we just never repainted the spot because we couldn’t find that kind of paint again”. If you have a receipt for the work that was done it could even prove WHEN it happened and that it WAS fixed! Good luck selling! by the way inspectors usually don’t move furniture to inspect. so if it is hidden from view completely then don’t worry!
